Welcome to Villsy – a boutique agency specializing in villas with pools in Istria and along the entire Croatian coast.

Who We Are?

Our story began in 2008, when we built and started renting out our first family villa. It was this very experience—seeing our own home through the eyes of both a guest and a rental owner—that taught us everything we do today: how to create a system that provides villa owners with security, high occupancy, and a fair relationship, and guests with a carefree and warm vacation.

Today, we directly collaborate with over 100 villas in Istria, and through partnerships, we manage over 1,000 villas across Croatia.

Our mission is simple yet firm: to ease the work for rental owners and provide guests with an experience they will remember.

For every rental owner, we develop an individual approach, tailored to your property, location, and goals.

Depending on your tax status (VAT or outside the VAT system), we offer different models of cooperation to ensure you achieve the best possible balance between earnings and obligations.

Through our Channel Manager system, we are connected to leading global platforms such as Booking.com, Airbnb, HomeToGo, VRBO, Expedia, and many others. Your villa will also be highlighted on our own website, www.villsy.com – specialized exclusively for villas with pools.

We are proud that our website brings a large number of direct bookings because guests know that behind every villa stands a local team who personally knows every property.

We offer all our rental owners professional photography, including interior, exterior, drone shots, and night photos – entirely at our expense.

Our local team in Istria is on the ground daily, in contact with owners and guests, always ready to assist – from pricing advice to resolving everyday situations.

Collaborating with Us

Everything with us is simple and transparent.

We offer two types of contracts, depending on your tax status, to optimize revenue:

Payment is fast and secure – during the guest’s stay, usually within 48 hours of arrival. Guests always pay in advance, and the money lands directly in your account.

Regarding taxes, we simplify everything:

We do everything with the goal of you having less paperwork and more time for what matters – taking care of your house and your guests.

Marketing and Daily Operations: Calendar, Check-in, and Guests

All our rental owners have access to the Villsy Owner Portal, where they can check reservations at any time and update the calendar if desired.

Check-in of guests can be done in person, through an authorized person, or simply – using a key box. Guests receive detailed instructions, GPS coordinates, and a contact number before arrival – everything they need to reach your house stress-free.

Guest registration in eVisitor has never been easier – you can do it yourself via our free application, or we will take over the process completely for you.

Our guests most often come from Germany, Austria, Switzerland, the Netherlands, Belgium, Scandinavia, and the Czech Republic – guests who appreciate quality, cleanliness, and attention to detail.

Thanks to quality marketing and active communication, our properties achieve excellent occupancy and repeat bookings year after year.

If a guest cancels a reservation, and the period cannot be rebooked, the owner is paid compensation, depending on the date of cancelation.
